Planning Applications & Building Regulations
As a leading supplier of portable canteens and other modular school facilities, we fully understand the requirements and process to attain planning permission and comply with building regulations. We provide guidance and advice throughout the entire process to ensure your new unit is compliant.
Exterior Cladding
We offer a wide range of cladding options for your school canteen, helping to perfectly match your existing aesthetics for a seamless extension. Exterior cladding is available in a range of options including timber, brick slip and Clad-ex for a modern look.
Canteen Transport & Relocation
We manufacture everything offsite and then transport and install the modules to your premises. Being portable, we can quickly relocate site canteens to different areas of your educational premises, helping to meet evolving demands throughout the year.
Groundworks
We complete all groundworks, including preparation and installation of mains and plumbing services, before your canteen is installed. We do this in tandem with the offsite manufacturing to reduce the overall timescale for your construction project.
Our Process
Step 01 – Design Phase
We collaborate on the design of your school canteen and provide bespoke quotations. Once you approve the design, we’ll perform a site visit to assess any access restrictions.
Step 02 – Planning and Compliance
Our team can assist you with any planning permission requirements. We work fast to ensure applications are approved within 8-12 weeks, with all necessary building regulation applications taken care of too.
Step 03 – Groundworks and Manufacturing
We get to work completing all groundworks on your school premises, performing all necessary work for utilities, ducting and drainage.
Step 04 – Installation
After fabrication is completed offsite, we deliver your portable canteen and install all modules in place, ensuring all interior and exterior features are finished to a high standard.
Step 05 – Snagging and Handover
We don’t finish until all snagging issues are addressed. We hand over everything when you’re completely satisfied and all work is completed to the highest standard.

Do you need planning permission to install a temporary site canteen?
You will likely need planning permission to install a modular building including a site canteen, with the main condition being whether or not the building is in place for more than 28 days. As part of our services, we can handle all aspects of planning permission for your modular building.
Does a site canteen need to comply with Building Regulations?
Yes, all modular school buildings need to comply with building regulations in full. We follow all requirements that are part of the Building Regulations 2010, including structural safety, fire safety, energy efficiency, accessibility and ventilation, tailoring the specifics to each project.
How long does it take to build a temporary site canteen?
Build timelines will vary based on whether it’s a new design to be manufactured, or the installation of an existing, refurbished modular unit. New site canteens will take longer to build, while modifications to an existing unit will result in a faster build time.
How is a site canteen delivered and installed?
As part of our services, we deliver your site canteen via Hiab, flatbed or lorry-mounted cranes. All site access is pre-planned to ensure efficient and safe delivery, with your canteen installed in the desired location before any final works are completed.
Will my temporary canteen be covered by a warranty?
All of our new modular buildings come supplied with a multi-part warranty, including a 12 Month Product Warranty, covering any defect to the whole building other than those caused by abuse or accidental damage. New builds also come with a 5 Year Product Warranty, which covers the general external fixtures, internal floor, ceiling and wall finishes. We also provide a 10 Year Structural Warranty, covering the structural steel components.
All used and refurbished site canteens will come with a 12-month warranty, covering water ingress, electrical faults and plumbing faults. For more details about the warranty we provide, speak to our team.
